Why are home inspections so expensive?

Home inspectors get questioned all of the time about the price of an inspection. If you step back and take a look at all of the systems we inspected and compare it to having a trade professional come in for each system, we really are a bargain! For example, for a single family, 1200 sq ft house, I charge $500. That covers a thorough, not technically exhaustive, look at all of your systems in a home. Let's break it down to the price of having each trade come in (these are approximates and may vary):

HVAC (if there is a furnace and central air): $300

Electrician: $250

Plumber: $250

General Contractor: $300

Structural Engineer: $500

Foundation Specialist: $300

Roofing: $200

As you can see, inspections are not expensive when you break down the systems we have to look at to find the indications that you need one of the trade professionals.  In most transactions, the cost of the further evaluation can be paid for by the Seller.

This is just another reason why the cost of an inspection should not keep you from having one performed on the largest purchase in a person's life.
