Should issues arise from the inspection, you want to have as much time as possible to negotiate a solution that is fair for all parties. Some issues require professional contractors to see the task at hand and provide a quote. When contractors are busy, you want to make sure that you have ample time to get an accurate assessment of exact what needs to be done and the cost.

Typically 2-3 hours. It will depend on the condition and size of the home. At ACE Home Inspections, we want the Buyer to be present at all home inspections so we can show you exactly what we find. We also like to make sure that you understand the severity of what we find. Some issues can be taken care of with one tool and a trip to the local hardware store on a Saturday afternoon. Others may be issues that you will want taken care of prior to closing. Our expertise can guide you as to what priority something should take. We keep in mind however, all situations are different. The handiness of the Buyer, the financial situation and a Buyer's ability to have the time to make repairs are all variables that can affect it. We give you the facts, you make the decisions with your Realtor.

It is always to your benefit if you show up to an inspection. We prefer that you show up near the end of the inspection for the recap so we can spend time focused on the home, then focus on you, our client.

We offer radon testing but we do not offer mold testing. I can identify "black fuzzy stuff" and have a working knowledge of possible causes.

If you’re selling, make sure all areas of the home are accessible (attic, basement, electrical panel, etc.). If you’re buying, prepare a list of questions or concerns to ask during the inspection. Removal of pets and minors if another adult is not present during the inspection is recommended. Also, please secure all firearms that are present in the home.
